We are delighted to share a new addition to our private retreat collection, Kinross House Estate, Kinross‑Shire, Scotland!

Kinross House is undoubtedly one of the finest private residences in the UK. Built in 1685, it is the first neo-classical Palladian mansion built in Scotland. The Estate is available for exclusive use only for a maximum of nine weeks per year.

Kinross House was the masterpiece of Sir William Bruce and became the inspiration for the national architecture of Scotland. Today, the House has recently been fully restored and updated to create a magnificent home akin to the finest properties anywhere in the world; a celebration of the beauty, history, design and architecture that make Kinross House so special. In recognition of the restoration project, the owners won the 2013 Historic Houses Association and Sotheby's Restoration Award and received His Majesty King Charles III as a guest in September 2023.

Grounds

The 4,000 acre Kinross Estate offers an idyllic setting, nestled in the Scottish Lowlands just 20 miles from Edinburgh. Mighty iron gates lead to a long private driveway through to the property with parking for many vehicles. The gardens at Kinross are among the finest in the world, with formal lawns and terraces, parterres, a walled garden, orchards, pasture land, meadows and woodland, all with stunning views over the Loch and Castle. The formal gardens have been faithfully restored to Sir William Bruce's 1685 original designs.

There are fabulous games to enjoy within the grounds, including cricket, croquet, clay pigeon shooting, archery, badminton and boules. The Head Gardener is also always pleased to host tours of the formal gardens and the kitchen garden, where he grows an array of seasonal fruit and vegetables
